Frequently Asked Questions
Cost & Pricing
-
$150 to $250+ per square foot for a turnkey home in our service area. The range depends on size, finishes, site conditions, and build type.
-
Everything from foundation to final cleanup. Site prep, foundation, steel erection, insulation, mechanical systems, interior finishing, exterior details, and driveway. We build turnkey — you get a finished, livable home.
-
No. Our 3-Gate Process produces a complete, open-book budget before we break ground. Every line item, every trade partner's bid, and our fixed builder's fee — all visible to you. The budget you approve is the budget we build to.
-
We don't provide financing directly, but we regularly connect clients with lenders who specialize in construction-to-permanent loans, USDA loans, and barndominium financing in our four-state area.
Process
-
6 to 12 months from groundbreaking, depending on scope and complexity. The planning phase (our 3-Gate Process) adds 2 to 4 months upfront. We'd rather spend that time planning than fixing problems later.
-
Three checkpoints before we break ground: (1) Plans finalized completely, (2) Every cost known through competitive bidding and open-book budgeting, (3) Financing confirmed and funded. Nothing moves forward until all three gates clear.
-
As involved as you want to be. You'll receive weekly photo updates, monthly budget reports, and 24-hour response time on any questions. You work with Hank and Harold directly — the owners — not a project coordinator.
-
Changes happen — but they go through a formal process. We price the change, show you the impact on budget and timeline, and get your written approval before any work happens. No surprise charges.
Design
-
Absolutely. Every Wildhaven home is custom-designed around your land, your family, and how you actually live. There's no catalog of standard plans.
-
Yes. If you already have plans, we review them for buildability and cost alignment. If you need plans, we connect you with designers who work within your budget.
-
Yes. We review owner-provided plans regularly. We'll assess them for buildability, identify potential cost issues, and provide a detailed quote based on the actual drawings.
Technical
-
Steel doesn't rot, warp, or attract termites. It handles severe weather better than wood framing, allows wider open spans without load-bearing interior walls, and lasts the life of the structure. In tornado and storm country, steel's wind resistance is a real advantage.
-
The structural difference is the frame — steel vs. wood. Everything inside (insulation, drywall, plumbing, electrical, cabinets, flooring) is built the same way. A well-finished barndominium is indistinguishable from a traditional custom home on the inside.
-
In rural areas where barndos are common — the Ozarks, rural Oklahoma, East Tennessee — appraisals are increasingly comparable to stick-built homes. In suburban areas, appraisals can be trickier. We work with your lender early to identify comps and present the project properly.
-
Yes. Most insurers cover barndominiums, though the process may involve more documentation than a traditional home. Mixed-use barndos (residential + shop) can be trickier to insure — we can help guide you through it.
Service Area
-
Arkansas, Tennessee, Oklahoma, and Missouri. We're licensed and insured in all four states.
-
Yes — that's how every Wildhaven project works. We build on your land. We walk it before we draw a single line, studying the slope, soil, drainage, and views.
-
Yes. We manage the permitting process as part of every build. Requirements vary by county, and we handle the paperwork and inspections.
